  • There is some flex in the total number of villas because of an opportunity to build an additional independent living building on the site; we are vetting that option.

  • The estimated cost today is $425,000 - $500,000 but that number is being refined and will fluctuate based on some of the resident selections.

  • There is the full purchase with 100% buy-in and the 50% purchase with half down and the other half financed through an increased monthly fee. We want to make The Villas accessible to purchase without having to draw from other resources such as a 401(k) or another asset.

  • No, there is no difference on the reservation order due to the finance method.

  • Our new contract puts the minimum refund amount at 70% of your purchase price. The original model (from 2001) does not create enough margin to be able to do the updates to keep the villas to the standards that our customers expect from us, whether that means new kitchens, bathrooms, roofs, appliances, etc. down the road. This contract will go into effect for all villas, not just new construction, sometime in the next year. This is a way that we will protect your investment with us.

  • We updated the contract in summer 2019 for the refund to be based on the buy-in amount.

  • We’re working on the final number but the current fee today is $434. We’re estimating a $400 increase. We want to reiterate this isn’t just real estate with an HOA fee, it’s a lifestyle and a life plan community and you will be part of everything.

  • Residents who move into any of our villas after xxxxx will pay the new monthly fee.

  • Average length of residence in The Villas is around seven years and approximately

    15 Villas turn over each year.

  • There may be some opportunity for businesses that would benefit our campus community in that highly visible and high-value property. However, we’ll never say never!

  • We will continue to do the rock around the house with the plantings in the front. If you want to add additional landscaping, we just ask that you work with our team to determine a plan that works with our mowers and remember that additional landscaping will be yours to maintain.

  • There are some changes that have happened over the years to the layout of the windows because of issues with the original bay windows in the design. In regards to the sun room, you may have seen a variety of window layouts in existing Villas. We are working toward a more standard layout of those windows for consistency.

  • Yes, you will have the opportunity to build that into your villa if you choose.

  • Potentially, but it may prove to be cost prohibitive option. We can investigate further.

  • Yes, it can be added to either the 2-bedroom, 3-bedroom or modified 3-bedroom plans we use.

  • Yes. Our campus has been approved by the City of Cedar Falls to use golf carts and side by sides. Check with the City of Cedar Falls to determine their tolerance off our campus.

  • Yes! As long as you are able to care for your pet and it is not aggressive, your pet is welcome.

  • Right now, we don’t include transportation in Villa monthly fees. You can always request transportation at a cost. We may look at reinstating a shuttle service in the future but today it is not available.

  • At this time, we feel the spaces we have built can accommodate the additional group of people coming to campus but we will evaluate that on an ongoing basis and make additions as necessary.

  • Yes, and no. It does cover the same things such as the cost of home care, assisted living, and nursing care. Some of the primary differences are Fortified Life does not have an elimination period, and there is not a requirement of demonstration of need of activities of daily living. We do however, do our best to help you stay in your home.

  • We will begin lot reservations soon. The priority goes in this order: current residents, Fortified Life members, Club Ruby, Club Amethyst, Club Sapphire, Club Peridot, general public. Within the club levels, you will be organized by the date you joined the club.
